BBMP B-Khata To A-Khata Conversion

BBMP B TO A KHATHA CONVERSION IN BANGALORE

Summary: The Karnataka State Cabinet has approved regularization of B-Khata properties under the Greater Bengaluru Authority (GBA) scheme. Eligible property owners can now convert to A-Khata through BBMP's official portal or by visiting a physical office.

Price: Starting from Rs. 12,000+GST onwards

BBMP classifies properties in Bangalore into two registers — A-Khata (fully legal, compliant with all building bye-laws and zoning regulations) and B-Khata (semi-legal, for properties with minor deviations, unapproved layouts, or pending clearances). While B-Khata properties are recognized for tax purposes, they do not carry full legal ownership rights — limiting your ability to sell, mortgage, or construct on the property.

Frequently Asked Questions

What is the difference between A-Khata and B-Khata?

A-Khata is BBMP's official register for fully compliant properties with complete legal ownership rights. B-Khata is the secondary register for properties with pending approvals, unapproved layouts, or missing land conversion documents — limiting resale, mortgage, and construction rights.

Can flat owners in apartments apply for this conversion?

No. The conversion scheme applies only to independent houses and vacant plots. Flat owners in apartments or multi-storey buildings with multiple units owned by different persons are not eligible under this process.

How long does the conversion take?

If all documents are complete and no issues arise during inspection, the online process takes 30–60 days. Offline applications through the BBMP office may take 4–6 weeks post-verification.

What if I don't have a DC conversion order?

You can still apply. BBMP will levy additional charges for properties on unconverted revenue or agricultural land, but the application is not rejected. Properties with a DC order attract lower overall fees.

Is it mandatory to clear all property tax dues before applying?

Yes. All outstanding property taxes must be cleared before initiating the conversion. This is a mandatory requirement that cannot be waived. Keep official payment receipts ready to upload during the application.

What does DocuPro's service charges cover?

DocuPro's professional fee covers eligibility verification, document preparation and review, portal filing on e-Aasthi, Aadhaar E-KYC coordination, payment guidance, and follow-up with BBMP until your A-Khata certificate is delivered. Government fees (₹500 application fee and 2% conversion charges) are paid separately and directly to BBMP.

What is the 100-day GBA special drive?

Starting May 16, 2026, the Greater Bengaluru Authority launched a 100-day special drive to expedite B to A Khatha conversions. During this period, betterment charges are levied at a reduced rate of 2% of the government guidance value, making it the most cost-effective time to complete your conversion.
